§ 22-14. Site development requirements.

  • (a)

    In the interest of public health and safety, all parking areas and other exterior areas of the site are required to comply with the following standards:

    (1)

    All parking areas are required to be located between a building facade and an improved public street right-of-way.

    (2)

    Except for required street trees, all landscaping adjacent to a parking area shall be maintained at a height of less than thirty (30) inches.

    (3)

    A minimum illumination of four (4) footcandles must be maintained at all points in parking or other paved areas. A minimum illumination of two (2) footcandles must be maintained at all other exterior points on the property.

    (4)

    The maximum height of light standards shall be thirty (30) feet.

    (b)

    Building material requirements. Exterior construction will be one hundred (100) per cent masonry or glass. All front exterior facades shall have no less than fifteen (15) per cent of an alternate material, color or texture than the primary material, color or texture (see section VI.15 of the city's unified development code).

    (c)

    Landscaping and screening will be in accordance with the following standards:

    (1)

    Thirty (30) per cent of the front yard setback must be landscaped with a minimum of two (2) landscape elements.

    (2)

    One (1) street tree shall be required fifty (50) linear feet along streets.

    (3)

    All parking adjacent to a street must be screened with a hedge between the height of eighteen (18) and thirty (30) inches.

    (4)

    All landscaping and fences, except for a tree trunk, between a property line and a point within four (4) feet of a building facade must be maintained so as provide a clear site line from a height thirty (30) inches to eight (8) feet.
